Real Estate
Initiate LeadMiner client software and log in. Click on the Get Campaign button. Please note that when online and idle for 30 minutes, the connection may be terminated. If the Get Campaign button is clicked and nothing happens, you will need to reestablish connection. You can check the status of the connection in the Go Campaigns Client Message area at the bottom of the window.

Beginner Note#1
Once you have decided that is time to create a real campaign, rather than experiment with sample campaigns, Click Create Real Campaign. Otherwise select Cancel. When you no longer wish to see this Beginner Note window it can be disabled by checking Do not show this again.

If you are creating a new campaign from your own source file:
Check the Source is my own file box. This method allows you to create your campaign with leads from your own text based, tab delimited file.
Note: This option will only be visible if you are using the Professional version of Go Campaigns software.

If you are not creating a campaign from your own source file:
Select Create a new campaign.
Choose either a Demographic or FICO based real estate campaign from the dropdown list. There are currently 9 real estate campaigns. Title your new campaign with a unique name, and click OK

Helper Windows
Helper windows, Demographic and FICO, are specific to the campaign. They offer information and an opportunity to open the User's Guide, and can be disabled by checking Do not show this again.


Selection Attributes are specific to the campaign and to the type of data.
Dropdowns
offer choice when selecting attributes and should be used to select the desired value from a list. We recommend using ranges for additional flexibility. For example, enter a Zip Code and Zip Range (0-99 miles).
Use the Find Zip Codes button to look up the desired city, state zip code online.
Most of these fields can have multiple values assigned. This is done by holding down the Ctrl key while mouse clicking on each appropriate value in a box.
You can also select a group of values by clicking on the beginning and ending values while holding down the Shift key.
Once all the selection attributes have been assigned, click Create Campaign

Pay for your campaign in the usual way then return to the selection window and click the Continue button to see the results in the mortgage campaign's CRM window, as shown below.

My Real Estate Library is your own collection of properties which are used by Lead Miner when selecting appropriate properties for each lead. The library itself can contain up to 300 entries. Each entry describes the property by address, price, area, bedrooms, bathrooms and can include an image. It can also be assigned a category.
To create and edit your library, click on the Edit
button
on the Main Window or in the CRM.
A window will appear allowing you to add property information and associated images.
Depending on the number of images you registered in the library, it may take several seconds for it to appear.

Each time you click on the Add Row button space for another 3 properties will become available. If you leave these spaces blank, the row will be removed on exiting LeadMiner.
To add an image to a property, just left-click on the image location and a file locator box will display.

Find your image file on your computer and click Open. This will populate the image location.
To edit, replace or remove an existing image, just left-click on the image of interest and make your selection. Using the Clear button on a property (as shown below) will clear all contents of that property space, including its image and all description information.


Note that using the Clear button will cause the property to be permanently deleted from the library, even if the Save button is NOT applied.
To make it easier to apply your properties to your leads, each property can be assigned to a category. You can create categories that correspond to a neighboorhood, number of floors, yard size, etc. To add, delete or change these categories, click on the Category button and the Category window will appear (below).

From this window you can add, delete or reassign a category. The reassign function allows you to reassign all the properties in one category to another. Whenever any of these functions are completed (by clicking Apply) all category drop-down controls are updated. Click Exit to dismiss this window.
Click Save when you have completed your library changes or the changes will NOT be applied to the leads when you go to reapply.
To apply your properties to the leads in the CRM, click on the Apply
button
on the Main Window or in the CRM. The resulting window provides several avenues for property application.
The main 2 options - Use My Specific Properties and
Let LeadMiner Select Your Properties are mutually exclusive. You must choose one method or the other.
Select Use My Specific Properties if you want to promote the same properties to all prospects. Then enter up to three property numbers into the fields to the right. The property numbers are visible in the library in a large, red font on the left side of each property.

Select Let LeadMiner Select Your Properties if you want to promote properties dynamically, based their characteristics and the characteristics of each lead. You can then micro target these selections by selecting only from a specific category. You can also tell LeadMiner to select sold or active properties.

Finally, select the Use My Library to fill any empty slots if you already have properties assigned automatically by your MLS.
When LeadMiner is selecting properties dynamically, it is using the following set of rules, which as you see, are dependent on the type of campaign being assigned.
• Second Homes
• Min Price 60% below the user's property value
• Max Price 30% below the user's property value
Only two real estate campaigns employ the Recalculate button: First Time Buyer and Short Sale. Wnen the button is clicked, the APR, Total Payment and Property Tax fields will be updated. This calculation only effects those fields indirectly based on the following fields:
